Q & A

Ladies, don’t forget the church garage sale. It’s a chance to get rid of those things not worth keeping around the house. Bring your husbands.
OK - I am a garage sale afficionado - My car has an auto-sensor that pulls itself over to the kerb outside the sale and my wallet miraculously flies out of my back pocket and into my hand.
I bet there is at least 2 of you who are hooked on garage sales.

    • I am too.  Utah has lots of Garage Sales literally in front of the drive ways.  Not to mention different type of Churches here.  Someone junk is someone’s treasures.  Unfortunately, I keep collecting them.

    • For you die-harders, don’t forget that mini storage properties typically have auctions on a monthly or every-other monthly schedule. There are some great deals to be had, since the properties are only looking to make back the money they‘re owed. (Anything over the outstanding debt is refunded to the tenant who defaulted)

    • FEATHERMAYE:  Just wondering....what is the policy about “stuff” not claimed or rent not paid..etc.?  Do you have to wait so many days before you can remove it or sell it or whatever?

    • Every state is probably different, but in Texas, after two months of unpaid rent we can proceed with auctions.

Of course, there are several required steps along the way. Letters have to be sent by regular mail and certified mail, as well as phone calls attempted. Then we have to run successive ads in a paper, announcing the date of the sale, and then send a final letter. In the midst of all that we have to cut the lock on the unit, with a witness, and photograph the contents from the outside (can’t open boxes or anything).

All in all, it’s usually 3-4 months delinquent by the time the auction actually takes place.
